Helmond is facing a scale leap of 10,000 homes in the center area and is using this growth as a quality leap for the city. The Municipality of Helmond and PosadMaxwan are creating a Development Perspective in which densification, in combination with quality, amenities and livability, leads to an attractive and high-quality city center.

The growth of the Brainport economy is creating opportunities for cities within the region. Helmond is responding to this by making an agreement with the region to build 10,000 homes in and around the center. The city is easily accessible with four train stations, but few people live in the immediate station areas. To achieve these goals, interventions in the urban structure in the areas of mobility, greenery and water are necessary.
The right program in the right place
The plan envisions a strategic placement of starter homes and workplaces near stations, and family housing around attractive green areas and close to (neighborhood) amenities. Adding housing helps reduce the local and regional housing shortage, provides more choice for various target groups, and stimulates circulation.
Adding housing also increases support for schools, amenities and public transportation. The perspective guarantees space for employment and the development of high-quality, inner-city work environments, including makerspaces, with a strong link between work locations and education.
A city designed for people
The public space is designed for residence rather than through traffic. This creates space for greenery, water, pedestrians and cyclists, who can move around the city safely and comfortably. A climate-resistant design of the outdoor space and sustainable, where possible circular, new construction contribute to a future-proof city.
Business parks are evolving as well. Hoogeind is developing into a sustainable and green working environment, cleverly connected to the city by bicycle and walking routes. At the same time we look critically at which forms of business activity fit where - to maintain the balance between living and working.
Development Perspective 2040 connects city and landscape with a powerful framework of greenery and water. Thus we stimulate health, recreation and connectedness - and Helmond grows not only in size, but especially in quality of life.
In 2020, the national government and the Brainport region made agreements about the future urbanization of the region. The Helmond Center 2040 Development Perspective was adopted by the college in May 2025. In June, the central government designated Helmond as a large-scale housing location in the Nota Ruimte.
